READY TO LIVE THE DREAM? Many people dream of living in Italy. Some dream of a life under the sun, next to the pool with nothing but the hum of the cicadas to keep them company. Not us! Dreaming of living in Italy meant just that: LIVING in Italy, not as we would on vacation, not as tourists, but living day to day with the Italians.....making this our HOME. We visited Umbria on our first visit to Italy, and it was the one area that drew us back again and again and again. We loved everything about Umbria, the green heart of Italy. We love the medieval towns, the Roman ruins and the even older, mysterious Etruscan sites. We love the rolling hills covered with olive trees and vineyards,
the snow-capped mountains off in the distance, the fields of sunflowers.
We love the life we live in our little Umbrian hilltown. We love being a part of the community….stopping in the bar for a coffee before walking to the post office to mail a letter, or stopping in the bakery for a freshly baked loaf of bread, still warm. We love being able to walk to the hardware store to buy a few nails to finish a project, or to stop in the butchers to buy something for dinner. We love sitting on the piazza eating gelato, watching the kids play, talking to friends.
----------------------------------------------------------
San Venanzo itself is a gem.
The town picnic is held every June, and in August nearby Rotecastello holds it annual medieval festival. Concerts are held on the piazza, and the town celebrates the feast of it’s patron saint with an incredible fireworks show in September. Additionally San Venanzo has it's own soccer team and a brand new soccer stadium. There is also a large public pool with a picnic area. San Venanzo also has a volcano museum, tracing the history of the only (now extinct) volcano in Umbria. As the only full-time English speakers, the people of San Venanzo have welcomed us with open arms, whether it's waving hello as we pass by, offering us advice on where to buy goods and services, or letting us know about an upcoming festival. We've really become a part of the community...and so can you!
---------------------------------------------------------
The scenery is ever changing and always breathtaking.....
So now it’s time for you to decide: are you ready to stop dreaming and start making Italy a part of your reality? Maybe you want to join forces with a friend or family member to buy the house as a place to visit until you’re ready to retire. The house could be rented out to help pay for some of the cost! (We have friends who might be able to help with this.) Or maybe you’re like us…ready to retire to Italy NOW! Whatever your situation, this house might be just what you’re looking for.
Price: €195,000

Location: in the centro of a small Umbrian hilltown. The house is in a quiet location: it backs up to a newly restored park and is across the street from a nursing home. It’s secure and private, yet there are still neighbors close by and everything in town is within walking distance. The town of San Venanzo (pop. 1500) has everything you need: a post office, 3 small groceries, 2 butcher shops, a hardware store, newspaper stand, bakery, pharmacy, gas station and general store. There are 3 bars serving sandwiches and gelato, a laundry, several barbershops and beauty shops, as well as a bank with an ATM machine (bancomat). There's a lovely hotel, the VILLA VALENTINI, which also has a fantastic restaurant. The medical clinic is open 5 days a week. High speed internet (ADSL - Broadband) is available. San Venanzo is 45 minutes from Orvieto, Perugia and Assisi. We're about two hours from both Rome and Florence. Also nearby are Todi, Bevagna, Deruta and Montefalco. Ryan Air flies into the Perugia three times a week from London and Barcelona, and service from Germany and France is scheduled to begin soon.

FLOOR PLANS: Here are the floor plans for the house as drawn by our geometra. As you look at the floor plans you'll notice shaded areas that are marked "Altra Proprieta"....this is the part of the building that belongs to the other house. At one point the house was divided into two parts by two brothers. The building is on a downhill slope, with our front door being at the higher end. The front door opens onto a nice sized landing. To your left are the stairs to the upper floor with the living room, bedrooms and two bathrooms. At the top of these stairs is a door that leads out to the backyard. From the landing going forward are three steps down into the kitchen. The pantry is under the stairs, and the laundry room and bathroom (bagno) are down one step from the kitchen.
At the top of the stairs is the doorway that leads out into the backyard. The hallway (corridoio) runs along the back of the house. The first room off this hallway is the Living Room. Next is the room we use as a Guest Bedroom. After that is Bathroom #1, what we call "The Blue Bathroom". There is a door at the end of this hallway, which allows you to make the master bedroom it's own little suite, and to give you some privacy when there are guests. There are also two steps down into another, shorter hallway. To your right is Bathroom #2, also known as "The White Bathroom", and to your left is the hallway that takes you to the master bedroom.
HERE'S a Google map that will show you exactly where San Venanzo is. You can zoom in for a closer look.

Barb and Art, I am so saddened to read this. But, glad that it seems your plans are to downsize--not leave the Italy which you love. Your pictures are beautiful! I love the kitchen you created.
Your house is beautiful. Sorry to hear that you have to sell it. I hope you find a nice smaller, cheaper place soon
Barbara and Art, say it isn't so!!! Your 'casale' looks beautiful and we haven't even seen it in person. We're sure you'll have no trouble selling it but are you really sure you want to after all the work and TLC that you put into it? We'll be on the outlook for possible buyers. Hope we'll still be able to get together again when we get back in April! Keep us posted! John and Vera
Cari Barbara e Art,
I am so happy to hear that you are not leaving Italy! I hope you find the new home that you are looking for. Where will you look? I am still searching for a small home too. Please let me know how you are doing...we are all suffering with this falling dollar. Let's hope for the best, as I surly don't want to leave Italy either.
The best to you two. Patricia Perata
It's always sad leaving a house especially if you have done so much work to it.... never thought of having a b&B? Or you could sell the nuda proprieta', or again you could sell it to somebody that is alone and keep living in it alltogheter... hope you find your best way.
I glad to hear you like Umbria, as well. I spent several years in Rome and traveled throughout Italy. Among my favourites places were Umbria, Abruzzo and Alto Aldige. I may return to live there sometime soon. Best of luck!

Hello Art and Barb, I am a fellow Kentuckian albeit from Lexington. I live half the year in Pietralunga in Umbria. I was excited to read that some other Kentuckians live in Umbria. My e mail is caifiordi@yahoo.com. Drop me a line. I would love to meet you.

Hi there,
Just saw your comment on alife4sale's blog. I have a suggestion -and that is to convert these prices into U.S. dollars - the house is still for sale ? - have I missed what you personally have done to your home as far as upgrades? I will bookmark and be back:) Of course, I don't know you, but by the above comments, sounds like you have some people
that are so glad you aren't leaving and that is the best testament to character.
How much sq. footage is the average
home - as this is ll00 and you are
looking to downsize ? to what ?
Sincerely,
Kate
Hi Kate, thanks for stopping by. Once you've read the entire post about the house you'll have more info about the many improvements we've made....well over 50,000euro worth!
As for downsizing, yes it's possible! Not too long ago we looked at a small apartment that was maybe half the size of this house.
For us it makes more sense to price the house in euro. We're in Italy and are marketing the house to the world, not just Americans, so I think it's simpler to let each person make the conversion to their own currency...or not, in the case of Europeans.
My family and I have been looking for a house to buy as we are currently living in an apartment in Foligno.
Unfortunately my wife has recently started her own business here and it would not be convenient to relocate so far away from it at such an early stage.
For me this would have been perfect as it is a beautiful house and I am presently looking at changing jobs, so seeking work in that area would have been quite fine for me.
I have bookmarked the site, and if we haven't found something closer to us by the time it would be convenient to move away from Foligno, I will check back to see if it has been sold.
ExZim, welcome to Umbria! I read some of your comments on the Expats message board. I'm sorry we're too far away for you, but please, should your situation change, don't hesitate to contact us! Best of luck in all your ventures.
Hey Art & Barbara
We have been to Angelino and Peppa.
It was verry good. It was a good advise from you.
I hope that you can make your trip around Europe
Good luke
Courtheyn
Looks Great! I hope you manage to sell it. Your real estate particulars make the sorry pieces of paper Italian real estate dealers reluctantly hand out look like something best consigned to the bin!
Good job!
Best regards,
Alex
Thanks for your good wishes Alex. We remain optimistic that the right person for our house will find us despite the economic woes!
Art and Barb,
I just stumbled onto your website and was happy to see that it is indeed possible to live in Italy full-time. I am a teacher, currently working on my National Boards and TEFL certificate so that my move might be smoother. Who knows! I wish I could buy your house! However, you do give me hope that it is possible and that I'm not just dreaming!
Scott
